As a key leader within Amazon's Global Real Estate & Facilities (GREF) team, the Senior Manager over AMER’s Portfolio Strategy & Transactions will provide strategic insight into the new and existing office spaces within the AMER region by developing and maintaining knowledge of the existing portfolio, occupancy planning approach, and AMER market trends. The Senior Manager will collaborate closely with various stakeholders and other regional leads (EMEA and APAC) to drive the global portfolio strategy. This role will act as a player/coach by leading key major transactions individually, and overseeing a team of internal and external staff to deliver strategies and transactions across the region.
The Senior Manager will be expected to align real estate strategy to business needs in partnership with key GREF Stakeholders and maintain a customer centric approach. The role will oversee a team of Portfolio/ Workplace Strategists and work closely with Operations leaders (e.g., Portfolio Managers and Finance), regional Occupancy Leads, and Transactions Managers. The Senior Manager focuses on maximizing financial performance at the asset and market level, and identifies and executes opportunities to increase efficiencies. The role is responsible for achieving the highest portfolio value through successful implementation of property acquisition, disposition, lease and financial restructuring activities at the strategic-level, while proactively mitigating risk.

Key job responsibilities
• Conducts market and sub-market analysis, demographics, and supply & demand research to create informed, data-driven strategies.
• Identifies and leads strategic implementation of program approaches and methods that maximize the financial and operational return for assigned real estate portfolio.
• Develops and executes individual space strategies for each asset in assigned portfolio in partnership with regional team (e.g., Occupancy Planning) and global transactions team in order to execute leases that focus on creating and generating the maximum value for Amazon.
• Maintains and manages data within the asset management database with emphasis on reviewing and managing performance metrics that will guide future strategies.
• Maintains active involvement in the real estate, legal, and financial fields that relate to business, including industry networking and continuing education groups, to collect and align to best practices and industry leading processes.
• Communicates asset strategy with internal stakeholders across the enterprise and coordinates with other departments.
• Conducts ad-hoc analyses and reporting, as requested.

BASIC QUALIFICATIONS

- Bachelor’s degree in Finance, Project Management, architecture, interior design or related field.
- Experience defining program requirements and using data and metrics to determine improvements.
- 10+ years professional experience with a significant portion in transaction management and leading the real estate portfolio strategy for a group of similar size and scale.

PREFERRED QUALIFICATIONS

• Background in applying financial principals and concepts for underwriting real estate investments (NPV, Cap Rate, Cost of Capital, etc.).
• Ability to present and report on project plans and cost benefit analyses to appropriate stakeholders, executives and senior management.
• Knowledge of real estate industry details, including Occupancy Planning, lease terms, and financial performance.
• Experience in negotiating real estate contracts (including lease re-negotiations, property disposition, and vacant property subleases).
• Excels in managing external partnerships (landlords, brokers, and contractors/ vendors) to develop strategies that meet GREF and Amazon’s goals, including budget and timelines.
• Advanced quantitative and analytical skills, and excellent writing skills.
• Excellent at identifying operational risks and recommending strategies and implementation plans to resolve.

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $164,000/year in our lowest geographic market up to $265,000/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
