Program Manager - Data Center Real Estate

As a Program Manager on the AWS Real Estate team, you will play a pivotal role in identifying, securing, and developing new data center opportunities. You will work closely with a diverse set of stakeholders, including land owners, data center developers, investment firms, local governments, and legal/consulting partners, to navigate the complex real estate entitlement process.

Key Responsibilities:

Lead the deal engagement, negotiation, and closing process for strategic real estate acquisitions
Manage the entitlement and jurisdictional approval process for new data center projects
Collaborate with internal teams (engineering, legal, economic development, construction, etc.) to develop site plans, budgets, and project schedules that balance business needs and community impact
Represent AWS in local government meetings and public hearings to secure necessary approvals
Build and lead cross-functional teams of vendors, consultants, and contractors to support all aspects of real estate development
Contribute to the continuous improvement of AWS's data center design principles, standards, and best practices
Effectively communicate project status and milestones to stakeholders at all levels of the organization
The ideal candidate will be a strategic thinker with a strong technical aptitude and excellent communication skills. You should have experience managing complex, multi-stakeholder initiatives in the real estate or infrastructure development space. A background in the data center, cloud computing or technology industry is preferred.

Key Responsibilities:

Support ongoing deal flow and transactions. Collaborate with internal teams (engineering, legal, economic development, public policy, PR, inCommunities, construction, etc.) to develop site plans, budgets, and project schedules that balance business needs and community impact
Support all aspects of real estate development. Contribute to the continuous improvement of AWS's data center design principles, standards, and best practices

Effectively communicate project status and milestones to stakeholders at all levels of the organization

BASIC QUALIFICATIONS
- 3+ years of program or project management and database management experience
- 3+ years of defining and implementing process improvement initiatives using data and metrics experience
- Experience using data and metrics to determine and drive improvements
- Experience working cross functionally with tech and non-tech teams

BASIC QUALIFICATIONS

- 3+ years of business development, partnership management, or sourcing new business experience
- 3+ years of developing, negotiating and executing business agreements experience
- Bachelor's degree
- Experience with sales CRM tools such as Salesforce or similar software
- Experience in setting up and managing a sales pipeline

PREFERRED QUALIFICATIONS

- Experience interpreting data and making business recommendations
- Experience in online advertising or high-tech products/services
