Amazon Global Realty is currently looking to hire an experienced bilingual Senior Real Estate Manager to join the team and play a critical role in supporting all facility and property activity across Amazon's LATAM Network (currently Mexico and Brazil). Regular travel to these countries will be required.

In this role you will support the LATAM team to ensure the timely completion of new transactions as well as asset management of existing sites, including renewals, expansions, terminations, and reconfiguration of existing warehouse space. This encompasses the entire process of working with the local management team in defining the requirements, lease negotiations (business and legal terms), on-site surveys, comparative financial analysis of lease transaction, and project management. Your primary objective in this role is to provide adequate, cost-effective storage/operation space for Amazon on the continent given the market conditions, working with challenging deadlines and budgetary requirements.

Key job responsibilities
Key Tasks/Responsibilities:
- Support the LATAM team to fulfil the overall strategy for maintaining and developing space requirements of Amazon LATAM Warehouse/storage strategy
- Develop and implement investment models together with market player to optimize investments
- Discuss with local stakeholders and governmental bodies to ensure support for FC (Fulfillment Center) expansions
- Develop the annual LATAM real estate business plan & budget, and be responsible for transactions to meet the business plan
- Develop regular communications to all business owners including local and central Finance managers, IT, legal, Operations, Facilities and Engineering functional representatives
- Ensure the efficient day to day operations of Amazon major facilities, coordinating with local Administrative or Purchasing personnel on all facility issues on an escalating basis
- Project Management, working to successful completion within deadlines and on budget and safety
- Landlord relations, negotiation and contractor management, including escalation of any issues beyond regular daily activity
- Alteration management and reducing Fixed costs for all building related costs

BASIC QUALIFICATIONS

- Bilingual in both English and Spanish
- 10+ years experience managing large capital mixed use, industrial, and/or logistics projects, delivering on time and within budget
- Experience creating and executing Real Estate strategy built on unique needs of individual business units
- Experience in Real Estate negotiation and transaction management
- Knowledge of life cycle of physical assets, including the acquisition and disposition of assets and lease administration
- Experience managing vendor relationships including contract negotiation and vendor management
- Experience collaborating with internal and external stakeholders (i.e. investors, developers, consultants, engineers, attorneys, municipal/state/regulatory jurisdictions)
- Knowledge of financial analysis techniques including discounted cash flow and capital budgeting
- High level of leadership capability and credibility with the ability to influence at all levels

PREFERRED QUALIFICATIONS

- Multilingual in English, Spanish, and Portuguese
- Experience managing capital projects of 50,000+ square feet and $50M+ in budget
- Excellent skills in communication, negotiation, and conflict resolution
- Knowledge of recent Real Estate trends, best practices, and the vendor marketplace
- Experience prioritizing customer needs and innovating to provide tailored services where necessary
- High level of leadership experience with the ability to influence stakeholders at all levels

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $153,000/year in our lowest geographic market up to $253,000/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
